Investment Criteria

Sharp Capital purchases Real Estate and Notes secured by improved real property with existing cash flow or the ability to produce income in the near future. As a developer, we will also acquire land for development within in-fill Los Angeles.

Income producing assets should have a value-add component, with the ultimate potential to successfully reposition the asset.

Developable land should be located within in-fill Los Angeles in commercial zoned or residentially zoned areas.

Our goal is to achieve the highest and best use for all of our acquisitions and historically range from $5M-$50M.

    • A to B- Locations 
    • Urban Infill 
    • High Density Areas
  • Size: 
    • 20,000 SF+
  • Property Types:
    • Shopping Centers/Retail Centers 
    • Single Tenant Retail Boxes
    • Office/Medical Buildings
    • Land for Multifamily 
    • Partially completed Projects
